Planning and Zoning Division

- Monday - Thursday: 7:30 a.m. to 5:30 p.m.
- Friday: 7:30 a.m. to 12 p.m.
Planning and Zoning is a division of the Development Department, and is responsible for current and long range planning activities that guide the orderly, common, sustainable long-term growth and development of the city. The City's planning efforts provide a basis for the maintenance and strengthening of property values by minimizing land use conflicts and encouraging stabilization of neighborhood environments. Areas slated for change also have a framework in which day-to-day decisions can be evaluated. The permitted uses within a district are controlled by the Zoning Code.
The division is also responsible for enforcement of the Zoning Code, Sign Code, Property Maintenance Code, and Subdivision Regulations, along with shaping the city's growth in redevelopment to meet the city's Comprehensive Plan. These codes and plans are approved by the City’s Planning Commission and/or City Council.

Zoning Code
The Zoning Code is established pursuant to applicable provisions of the Ohio Revised Code. The zoning regulations can be found in text in the Troy Codified Ordinance and the classifications are mapped on the official zoning map.
Zoning Map
Zoning classifies various parcels of land into specific classifications within the city. Each classification represents a list of permitted uses along with regulations on what the land can or cannot be used for.
